11a Broadbank was assessed by English Heritage in May 2013, as part of the Louth Defined Area Survey. It was decided that the criteria for listing was not met in this instance, as the building is of modest architectural quality, and lacks the distinctive external detailing associated with this building type. The building has also undergone significant internal alternation and remodelling which has transformed the appearance of the interior, and resulted in the almost total loss of the original open-plan character of the building.
The structure appears to have been built as a warehouse in the first half of the 19th century, and is located beyond the northern end of Spout Yard. It is of red brick with raised brick-coped gables and a clay pantile roof covering. Little is known about its origins and early development, but stylistically it is very similar to a number of contemporary warehouses and industrial buildings in the centre of Louth. In the 19th century, the yard formed part of a tannery which remained in use until at least 1920, when it was damaged in the Louth Flood of that year. The building was converted to residential use in the early 21st century, and now stands in an area of residential development to the west of Broadbank. {1}{2}
