Full Description
1 Chapel Lane is a brick-encased mud-and-stud house, thought to have been built at some point before 1614. The building was originally constructed as a 2.5 bay structure, before being extended to the rear (north) in the early 17th century. Further extensions and alterations have been conducted throughout the building's history. By 1820 the building had been divided into two cottages for local labourers, but had been converted back to a single dwelling by 1855. The house is aligned on a roughly east to west axis, and consists of two main rooms on the ground floor, with two bedrooms located in the roof space. Its front (southern) elevation was rendered to cover a modern brick replacement of the southern wall, thought to have been constructed in the first half of the 20th century. Two dormer windows are also in the southern elevation, one of which was replaced in 1984. The current roof covering is formed by concrete pantiles, which were placed in 1984. Two brick chimneys are present, one at the eastern end and another at the western end. A gabled, single-skinned brick extension was built on the eastern side of the house in the 1970s, set back from the front elevation. {1}
Further investigation into 1 Chapel Lane was conducted in March 2022. Whilst the building now largely appears to be a brick and pantile cottage of the 18th century, it is believed to enclose the substantial remains of a pre-1614 timber-framed mud and stud cottage. The research charted further alterations made to the building since the 2009 study, and outlined further historical details and changes. A history of the ownership of the building was also suggested, deriving from doucments held by the Lincolnshire Archives. {2}
1 Chapel Lane was assessed for listing by Historic England in May 2022, after plans for its proposed extension were submitted. Whilst the building was of good local interest as an example of local vernacular building traditions, it was decided that the structure did not meet the criteria for listing; whilst retaining some interesting historic fabric, it was felt that substantial alterations had eroded the survival and legibility of the significant features of the structure overall. Although earlier structures are known to have existed on this site from documentary sources, it could also not be conclusively established that elements from the 17th century and earlier survive in the current structure. {3}{4}
