Abstract/Summary

Report for a heritage impact assessment undertaken for 3 Market Place, Donington, in response to proposed refurbishment and conversion of the building. A site visit was undertaken on 7th July 2021 to assess the building. The building was seen on mapping by the late 18th or early 19th century, which was extended to an ā€˜Lā€™ shaped building with a small enclosed courtyard by the production of the 1889 First Edition OS map. A second phase of development occurred during the early 20th century, possibly associated with its use as a bank, when the rear first floor part of the building was constructed. There may have been a third phase of construction when the building was bought by Lloyds Bank in 1964. The building comprised a two-floor former bank with reception space at ground level and offices and storage on the first level. The property is surrounded by commercial properties to the east and west in a typical high street arrangement of the 19th and 20th centuries. Exposed features on the first floor and in the stairwell showed that the building went through alterations during the 20th century, the most significant of which being a false height mezzanine on the first floor, but also the staircase and the infilling of openings in the property. It is likely that elements of a 18th to 19th century earlier building was incorporated into the extant building. The rear of the building was inaccessible as there were no doors at the back of the property. A photographic survey was also undertaken of the exterior and interior of the building.
