Full Description

Former coach house for West Ashby House, located off Midthorpe Lane. The coach house is not listed, but is included in the curtilage of the grade II* listed West Ashby House. The date of construction of the coach house is thought to be between 1773 and 1784, based on early maps of the area. The fact that the bricks used in the construction of the building do not meet the standard size requirements of the 1784 Brick Tax, also suggest that the building's construction predates this legislation. An extension was built off of the northern elevation in 1820. The coach house is a square, two-storey building with a timber framed pyramidal roof. It is built out of red-brown brick, with the east and west elevations laid in Flemish bond, and the north and south elevations laid in Flemish Garden Wall bond. The roof is covered in red clay pantiles. The coach house has a formal design, with a symmetrical principal east frontage, and was built to house two carriages with a dovecote above. The eastern elevation has 2 carriage arches, which have been covered with modern doors, and a lunette opening with7 arches for the doves. The southern elevation has a pair of modern shutter doors over the window, and a modern opening has been carefully infilled with brick and mortar that match the original construction materials. There is a single window on the western elevation. The northern elevation has no window opens, but the later addition is off of this elevation. The single storey addition was a harness room, and is built out of red brick, with a pitched roof covered in red pantiles. The eastern elevation has two doors, one of which is modern, and two windows. The northern elevation has no window openings, but has a chimney stack. The western elevation has two window openings, and a chimney stack that was added in the 19th century. The coach house underwent conversion in the late 1980s or early 1990s, and the two storey structure was converted to office space, and the single storey addition was converted into a kitchen and toilet. The building underwent an assessment of significance in June 2016, which concluded that the former coach house is of considerable significance due to its setting. {1}
